Q. can I rent and stay in my home?

A. Many buyers are able to offer this service. Please indicate if you wish to do this.

Q. who is the buyer?

A. We have a number of cash buyers and ourselves who will buy the property anywhere in the UK.  Some of our buyers prefer certain areas and may not want certain properties, but our client base covers all UK mainland areas so we always have somebody who will buy.  We do have buyers for Northern Ireland as well, but their offers vary on each property.

Q. what percentage below market value do they pay?

A.

  • Under £125,000 in value, Rental value* over £500/Month - We pay 70% of the value
  • Under £125,000 in value, Rental Value over £500/month - We pay 75% of the value
  • £125,000 - £250,000 in value - We will pay 67% of the value
  • £250,000 - £500,000 in value - We will pay 64% of the value
  • £500,000 + - We will pay up to 60% of the value

Properties in Northern Ireland may vary slightly. Property requiring significant work may reduce the percentage as well.

To calculate the offer: Value of your property X the percentage we will pay

Example 1) £125,000 (value) X 0.70 (percentage) = £87,500 (offer)

Example 2) £200,000 (value) X 0.67 (percentage) = £134,000 (offer)

Q. what is the value of my home?

A.

  • Look at similar properties for sale in the area and assume offers will be up to 5% below the asking price. A property is only worth what somebody pays for it, not what it is marketed for.
  • Talk to as many agents as possible and ask them to realistically value your property to sell within 3 months.
  • Look on sites like http://www.rightmove.co.uk/ to see what properties in your area actually sold for.
  • Rental value can be established the same way.

We will do our own research to confirm the value, but it is good for you to have a realistic idea too, as market values are not what they used to be.

Q. can you stop repossession?

A. We are able to stop repossession at a very late stage.
